Mark-Taylor Residential Terms and Conditions

1. Introduction

By opting in to receive SMS/text messages from Mark-Taylor Residential ("Company," "we," "us"), you agree to receive recurring text messages at the mobile number you provide. Messages may include leasing updates, tour confirmations, application or account notifications, resident communications, reminders, and, where permitted, marketing or promotional messages.

Participation in our SMS program is subject to these SMS Terms and Conditions ("Terms") and our Privacy Policy. These Terms are intended to comply with the Telephone Consumer Protection Act (TCPA), FCC rules and guidance, and applicable carrier requirements in effect as of 2025.

2. Opt-In Consent

By providing your mobile phone number and opting in through one of the approved methods below, you provide prior express consent to receive SMS/text messages from Mark-Taylor Residential.

Where required, consent includes prior express written consent for marketing messages sent using automated technology.

Written or Paper Forms

By signing or acknowledging a written consent form containing SMS disclosure language identical to that used online.

Message frequency will vary based on your interactions with us but will not exceed reasonable limits consistent with the purpose of the communication.

  • Application, renewal, or account notifications
  • Resident service or maintenance communications
  • Marketing or promotional messages (where consent applies)

After Opting Out

You will no longer receive SMS messages from us unless permitted by law, including legally required notices.

7. Message and Data Rates

Message and data rates may apply depending on your mobile carrier and plan. Mark-Taylor Residential is not responsible for any charges incurred from SMS messages.

8. Do Not Call / Do Not Text Compliance

We comply with all applicable federal and state Do Not Call and Do Not Text regulations. Opt-out requests are honored promptly and maintained on internal suppression lists.

9. Privacy and Data Use
